This broad approach strengthens its ability to attract businesses seeking versatile infrastructure, connectivity, and platforms that optimize their operations.

SEL companies are characterized by offering inventory control , sorting, packaging, repackaging, expiration date verification, quality management ,  and administrative processes such as invoicing and distribution. All these tasks are performed without altering the nature of the product, making them essential players for regulated or high-turnover sectors.

According to Lindora Park’s general manager, Javier Bello , companies operating in this segment seek efficiency and rapid access to critical distribution routes. In this regard, the location in Santa Ana , along with facilities designed for demanding logistics operations, offers an environment capable of streamlining processes , improving delivery times, and maintaining competitive operating standards.

In addition, two factors have facilitated this growth: large warehouses with technical specifications for logistics , and the strategic location west of San Jose, which allows a dynamic flow towards airports, main roads and consumption centers.

Reforms that reconfigure the free trade zone regime

Recent changes in national regulations have spurred new operating models within free trade zones. Updated regulations demand greater traceability , responsible inventory management, and stricter standards for logistics activities, thus strengthening the professionalization of the sector.

Among the most significant advances is Executive Decree No. 45258-MEIC , which eliminates the requirement to comply with certain Technical Notes when products are not sold in the local market, reducing operational burdens and review times. Simultaneously, Decree 45294-MINAE-COMEX  authorizes business parks to generate renewable energy for self-consumption through microgrids, paving the way for the strengthening of more sustainable models, an attribute increasingly valued by multinational corporations.

This regulatory modernization positions the country as an attractive destination for regional distribution centers, especially those that need to operate 24/7 , handle local and imported inventory, and offer services to both their own business group and third parties.

Costa Rica also maintains a key geographical advantage: its location on the isthmus facilitates redistribution to Central America and the Caribbean , making the country a natural hub for companies seeking to optimize their regional coverage.
